Palm Beach Gardens, FL — A new town center will soon be built in Palm Beach Gardens with housing, restaurants, a hotel and a grocery store.
The sounds of construction on Avenir on Northlake and Coconut Boulevards are breathing new life into the countryside.
“It allows people to do more, get more local and not have to travel far,” Isi Middlebook told WPTV. “I think it’s wonderful.”
Middlebrook frequently visits his sister, who lives in the nearby Ibis neighborhood.

She’s talking about the Avenir Town Center, a 51-acre centerpiece that could serve as a downtown not only for the 3,900 homes under construction on Avenir, but also for the larger Acreage community nearby.
The town center includes restaurants, shops, hotels, apartments, etc.

Mr Schechter told WPTV that he purchased the land in 2012. She said the land use and zoning process took her four years.
Permits for all Avenir facilities began in 2016. Fast forward to last week when the Palm Beach Gardens City Council approved the final plans for the town center.
“We are currently working on more detailed construction drawings so that we can obtain building permits and begin construction,” says Schechter.
The first phase of the project is expected to be completed within the next two years and may include a grocery store.

The property is zoned into 350,000 square feet of commercial use, 250 multifamily residences, 120,000 square feet of office space, 150 hotel rooms, and public gathering spaces.
“This will allow people from around the world to come and go from this part of the world today to Palm Beach Gardens and downtown West Palm every day, or from Ibis and Bay Hill,” Scheckter said. “Some of the people who come here in the morning and work in the clinic space here will have their trip captured and the traffic pattern reversed.”
Beyond the town center, the property will also soon feature 3,900 new homes of all sizes and price points.
This comes at a time when Palm Beach County desperately needs more housing due to supply and demand issues.

“We deliberately placed the town center on Northlake Boulevard because we knew it would serve not only Avenir but also the surrounding area,” Scheckter said. “The whole region is growing.”
