When AJ Dewberry started looking for a new home in Atlanta, he knew that what he wanted most of all was plenty of outdoor space.

A year later, after a bank approved a $680,000 loan and a small gift of cash from his aunt, Mr. Dewberry began looking for land. “I thought with that approval, I could really build my own estate and get all the land he wanted,” he said.

But after researching the possibilities and considering time constraints, he changed course. “I looked at his 12 parcels and realized it wasn’t the fastest route,” he said. “I was ready to stay home.”
