New high-rise development is planned for Frisco’s northern border, with millions of square feet of offices and luxury hotels.
The 230-acre Firefly Park is planned on the busy southwest corner of Dallas North Tallway and US Highway 380.
The first phase of the project by Wilks Development will include the luxurious Dream Hotel with 200 rooms.
“Our signature hotel, the Dream Hotel, is the first hotel we build,” says developer Kyle Wilkes. “We have an ambitious plan for vertical construction.
“The first day requires a fair amount of density.”
Construction of the hotel is scheduled to begin next year.
In addition to the Dream Hotel, the Firefly Park plan requires approximately 5 million square feet of office space, 2,200 luxury residential units, multiple eateries, 380,000 square feet of retail space, a music hall, and an outdoor amphitheater.
“There is this beautiful 40-acre green belt running in the middle,” Wilkes said. “You can go jogging, walk your dog, or take your child to the playground.”
Wilks Development hired Amsterdam-based architects UNStudio and Sasaki Associates to design Firefly Park.
“Amsterdam is probably one of the most walkable cities in the world,” Wilkes said. “We wanted to adopt that idea.
“We wanted to do something with a different flair,” he said. “I believe Frisco is becoming an international city and I wanted to participate in it.”
Boutique Frisco Hotel will be the first Texas location for Dream Hotels operating real estate in North America, Asia and the Middle East.
“We saw Frisco elsewhere many years ago,” said Jaystein, CEO of Dream Hotel Group. “At that time, I really came to understand what Frisco was and why it was a very important city.
“What’s happening at the Jerry Jones and Cowboys facilities and the PGA, we were already happy with why Frisco would be a good place,” he said. “We are fortunate to work with visionary developers like Wilks Development who share the same big dreams and bold ambitions to grow and develop our brand in new emerging markets across the country. . “
Dream Hotels are currently open in the United States in New York, Nashville, Hollywood and Miami.
“We recently signed in Memphis, San Antonio, Atlanta, Cleveland and Oklahoma City,” Stein said. “In Mexico, about five different projects are underway at different stages of development.”
Dream Hotels has also worked with McKinney Avenue’s hotel site in the Uptown area of Dallas for several years. “We are still working on financing and may bring in equity partners for that,” Stein said.
Based in Parker County, just west of Fort Worth, Wilkes Development has properties in West Texas, Fort Worth, and Southlake. The company was founded by a family of energy executives Dan and Farris Wilks, who started their business in the western town of Cisco, Texas.
“We bought this property in 2015,” said Kyle Wilkes. “We were looking for a good place to invest, but found it quite difficult to beat the intersection of Highway 380 and Dallas North Tallway.
“We always believed that growth would follow the Dallas North Tallway,” he said. “For years to come, it will be the biggest opportunity at Metroplex.”
The Firefly Park site is northeast of where the PGA of America is building its new headquarters, with two champion golf courses and Omni Hotels and Resorts.

“We were really fortunate to have the PGA and everything else happening there,” Wilkes said.
The first phase of Firefly Park will open in 2026.
