Two small two-tenant Fort Myers Beach buildings less than 3,000 square feet sold for $ 4.5 million, averaging about $ 1,600 per square foot.

This is a legacy parcel on 1028 Fifth Street and is one of the first buildings on the beach side of the San Carlos Bridge owned by Murray Carslake from 1988 to 2005.

This is the second sale of a building since 2005 when Bridgenorth Properties LLC purchased the building from Carslake real estate for $ 1.7 million. During the Great Recession of 2009, Crohn Investments purchased the building from Bridgenorth for $ 625,000.

Krohn Investments brought it to market in March 2020, just before the COVID-19 pandemic. It then withdrew from the market, reinvested for $ 3.9 million, and withdrew a second time until real estate prices began to skyrocket.

When Krohn Investments brought it to market for the third time at $ 4.5 million, it got the full asking price. According to Beasley, the new owner has not yet announced plans for other parts of the building that were completely reconstructed after the Hurricane Irma struck in 2017. The refurbishment included new concrete walls, new electricity, new plumbing, new air conditioning, and a new roof.

“It’s probably the strongest building in the Times Square area,” said Beasley. “The building has a lot of money. I think the concrete floor was 6 feet thick. Many of the Times Square buildings are still quite old.”
