An excavation is underway at 403 East 79th Street, a 30-story clinic building. Yorkville Manhattan section Upper East Side..Designed by Perkins Eastman Developed by Extell Development CompanyThe structure produces 400,000 square feet of Class A space, and the Special Surgery Hospital occupies 200,000 square feet at the first eight levels as an anchor tenant. Lend-Lease Is a property general contractor, instead called 1522 First Avenue, located along First Avenue between East 79th Street and East 80th Street.

Recent photos show that the excavation is below the slope. The land consists of a collection of 10 plots purchased by Extell for over 10 years.

The main rendering shows a brightly colored facade with floor-to-ceiling windows arranged in a vertical group of 2-3 levels in the main tower. Also, above the podium on the upper floors, there are many retreats that could be the resident’s outdoor terrace, and the structure is a tall mechanical surrounded by what looks like a dark metal grill. It is covered with a partition wall.

The Hospital for Special Surgery facility has offices and treatment rooms for musculoskeletal conditions and enhanced ventilation and filtration systems. Programming also includes space for the Ministry of Health (DOH) and for outpatient and surgical facilities. Retail space is located at the ground and basement levels. The nearest subway is the Q train at 86th Street Station on the corner of East 83rd Street and Second Avenue.

The completion date of 403 East 79th Street is posted on the Construction Commission for the fourth quarter of 2024.
