The apartment builder, who has completed a skyscraper on the edge of Highland Park, is poised to launch two more projects.
Mill Creek Residential Trust Modera Katy Trail Tower of US Highway 75.
And the developer plans to break ground on a high-rise apartment complex in downtown Dallas and a retail and rental community near White Rock Lake in the coming weeks.
Two new projects (and another in West Dallas) will build access to public parks and trails.
Mill Creek’s proposed downtown Dallas 16-story tower on St. Paul and Wood streets is one block away from where construction is underway. Harwood Parkabout four acres of green space under construction on the east side of downtown.
said Michael Blackwell, senior managing director of Mill Creek. “Our site is right in the middle of where all these public and private projects took place.
“We’ve created an environment from an urban living perspective that feels like a mature market that we’ve been working on for a long time.”
The half-block building site sits between AT&T’s new Discovery District and the East Quarter mixed-use development under construction on the eastern edge of downtown. The Farmers Market is just a few blocks away.
Mill Creek is developing the building in partnership with Hamilton Properties in Dallas.

Construction of the 333-unit Modera St. Paul Apartment Tower will take more than two years. WDG Architecture is in charge of the design, and Portland-based Vida Design is in charge of the interior.
“We have two retail corners on St. Paul Street,” says Blackwell. “We are revitalizing all of St. Paul.
“We feel there is a great opportunity for this building in the heart of our city.”
As Mill Creek builds its downtown buildings, it also breaks ground on another rental community just south of White Rock Lake. Located on East Grand Avenue and Gaston Avenue, the mixed-use project connects to the Santa Fe Trail.
The 6-story, 285-unit Modera Trailhead Apartment Building has a large area of retail and restaurants on the ground floor facing the trailhead.
“We’ve been talking to potential retail and restaurant tenants and the response to that is very encouraging,” Blackwell said. I am trying everything I can for you.
“We want to create this unique place.”
Dallas architects GFF worked with landscape architects TBG Partners to design the building.
Mill Creek is already developing another rental community in West Dallas that will be connected to the new riverfront park. The Modera Trinity Building on Beckley Avenue, just east of Commerce, has over 200 apartments.
“We lifted the building to embankment level. The swimming pool and most of the units overlook the embankment.”
“On the Beckley side, I bought an apartment all the way down the street,” he said.
WDG Architecture designed the project leading to Trinity Overlook Park.
“We expect to deliver the first units next year,” said Blackwell.
Builders are completing the Modera Katy Trail Apartments skyscraper just south of Mockingbird Lane on the west side of Route 75.
The 14-story residential tower has 217 luxury rental units and is located at the eastern end of Highland Park.
“The building is nearly complete and the lease is on track,” said Blackwell. “This is our first skyscraper in Dallas and it is the inspiration for what we do downtown.
“People in the building are excited to live on Katy Trail and are attached to Park Cities and M Street,” he said. “We are getting more established adults and a few students from SMU.”
