A Wallace Cunningham-Designed Park City Home Lists for $29 Million

A modern home on the market for $29 million in Park City, Utah, is one of the most expensive properties for sale in the area.

The seller is John Miller, chairman of Dakota Pacific Real Estate, a private equity firm that invests in real estate. He is also the former CEO of National Beef His Packing Company.

Known as the Cascade for the way the structure appears to flow down the mountainside, the glass, steel, and concrete home was designed by architect Wallace Cunningham. It sits on about 5.6 acres and overlooks the Park City mountains, according to Daimonbushi of Windermere/Luxury Portfolio International, one of his agents.

The approximately 8,000 square foot four bedroom home is located in the Promontory Club, a resort community with two golf courses. Busi said it comes with another piece of land, about 37 acres outside the club, acquired by the previous owner to protect the view from the house.

Miller, 69, said he had no intention of buying the house when he first saw it several years ago, but as a fan of Cunningham’s work, he fell in love immediately.

“I am completely blown away by this house,” he said. “It was truly a work of art.”

After purchasing the property for an undisclosed sum (Utah is a non-disclosure state and sales records are not public), he spent millions of dollars renovating it, he said. The previous owner, who only lived there about a month a year, said there were some things missing. He installed heating under the outdoor deck, upgraded the kitchen with new appliances, and reworked all the lighting. He also redesigned the site and installed a new boiler, he said.

Features walnut floors, floor-to-ceiling windows and stone details. Stone from a quarry outside Verona, Italy was used for the floors, countertops and walls, according to the listing agent.

An entire wing of the house is dedicated to the primary suite behind large walnut doors, with a sitting area, floating fireplace and ensuite bathroom with Japanese bathtub. The main house has three additional bedrooms, as well as a media room and yoga studio.The property also features approximately 5,000 square feet of outdoor decks and a waterfall that cascades down natural rock walls.

Miller said he likes how different the property is compared to other modern glass-box style homes in the area. “They all start looking the same,” he says.

Miller also has homes in Salt Lake City, California and Montana, where he owns a ranch. He said he is considering selling his Park City property because he has a two-year-old son. “This house is not designed for young children,” he said.

The house is called Cascade because it looks like it’s flowing down a mountainside.

Home prices in the Park City area have risen dramatically over the past few years, the listing agent said.

“The market was very different when we sold the property,” said Alan Long, one of the listing agents who sold the property to Mr. Miller in 2019. I have a contract.”
