Phoenix-manufactured home developers can launch a 170-acre Masterplan community north of Houston, bringing 700 new homes to a community not far from Lake Conroe.

The Inspired Community is one of the largest owners-operators of a new home community manufactured nationwide, planning a new so-called “affordable luxury” community called Rock Rose Ranch. The community is planned in Willis, a small city about 50 miles north of downtown Houston and 9 miles north of Conroe in Montgomery County.

According to Inspire, foundation work has already begun at a new home site off I-45 on 11848 Calvary Road, about two miles east of the Stowaway Marina on Lake Conroe. Rock Rose Ranch can be found by residents in the traditional master plan community, including swimming pools, courts, children’s playgrounds, fire pits, miles of promenades, lakes and fenced dog runs. Equipped with some of the same equipment.

At Rockrose Ranch, residents own manufactured homes, but like other land-rent style manufactured housing communities, they rent the soil below. The community is expected to contain two sections. An active adult community where residents over the age of 55 buy homes manufactured directly from Inspire. According to Loftin, a community of all ages where residents buy homes from local dealers. Home sales are expected to begin within a few weeks, she added.

Inspire hasn’t yet set prices for homes manufactured at Rockrose Ranch, but homes in another community in the Houston area (Ocean Way in Baytown) are priced at around 140,000 for 1,200-2,000 square feet homes. It starts with the dollar. View of the water. In the southern region, including Texas, the average price of mobile homes at the end of last year was $ 123,500, according to census data. (This does not include the cost of land to be rented or purchased individually.)

Inspire Communities recently completed the redevelopment of millions of Oceanway communities on 7030 Tri City Beach Road in Baytown, southeast of Houston. The 17-acre community has 150 home sites in Trinity Bay with 32 waterfront properties. The redevelopment adds a Victorian street amp and a boulevard lined with palm trees, leading to a 650-foot fishing pier with a promenade and covered seats.

Inspire’s new development project is part of Houston’s growing manufacturing community developer space and is committed to taking a more upscale approach to the sector.Recently, a new Houston company called LiveLone Star Launched 420 manufacturing housing community In Pearland, south of Houston, as part of an effort to develop more than 3,000 manufactured home sites across Texas.

Like the rest of the housing industry, the manufacturing housing sector has grown pandemicly as demand surged. Homebuilders manufactured this year are expected to offer more than 100,000 new homes, the highest number since 2006, according to Inspire, citing data from the US Census. Interest in manufactured homes comes from the people of Houston who can’t afford to buy homes here. Median home prices reached a record high of $ 355,000 last month.

“There is a great demand for affordable homes in the region. (Rockrose Ranch) and others offer buyers the opportunity to buy affordable homes in a highly simplified environment.” Loftin said.
