Construction has been steadily progressing since the last update in December, when roof construction had just begun. It is heavily waterproofed, most of the skylights have been built, and many raised garden beds have been built. Black nets and metal scaffolding also cover much of the underlying wall as the restoration progresses.
Office tenants have access to three private lobbies and elevator banks located along 9th, 30th and 10th Avenues West. Levels 5 and 6 are spans rarely seen in New York City, each with a huge floorboard of over 200,000 square feet. The 7th floor will be 78,000 square feet and will open towards the adjacent roof deck. The top three levels are about 48,000 square feet and the 8th floor faces a small upper terrace.
The USPS will continue to operate on the lower 4th floor of 341 Ninth Avenue. At the time of the approved lease agreement in 1999, the 5th to 10th floors were vacant. This facility is one of the largest postal processing facilities in the United States and features a skybridge to the Morgan South facility at the post office across 29th Avenue. This annex was built in 1992 and is not part of the contract.
YIMBY expects the redevelopment of 341 Ninth Avenue to be completed near the end of the year, at the latest in early 2023.
